Our products are uniquely designed to address the needs of the builder / developer and that of the active adult market. Generally, as a minimum, you only need a few acres (5-10) to make one of our developments work nicely. We will adapt our house plans to help you accommodate a variety of issues such as zoning/density, shape/grade of land and market conditions. Many builders team with investors or develops and roll the expense of development, marketing, designs, etc. into the land which helps to minimize your out of pocket expense. Combine this with the growing demand for senior housing and you have a winning combination.

Frequently asked questions

1. Who are your designs best suited for? Builders and developers (all sizes small to large) who need adaptable home plans and build for the active adult market. We have been popular with builders who find in-fill land in scattered locations.

2. I have an unusual piece of property and have been unable to find plans to make it work. Can you help? Yes! Call us to discuss the specifics of your property, zoning requirements, price point etc. We can make recommendations or develop new plans to meet your needs.

3. I don’t know how to get started. Can you help me? Yes! First decide if you are doing the building, developing or both. (See the chart here for a general overview of the process.) You have to find the land, get it zoned, obtain permits, etc. We can a provide sample land plans to your land planner or landscape architect to assist in their job. We can provide color renderings you can use for zoning and community presentations. Sample covenants & restrictions and a sample HOA budget are available.

4. What is the “Take-Down” fee and “Usage-Fee” and what does it include? The “Take-Down” fee varies but it is usually around $15,000. The “Usage-Fee” is $1,500 (after take-down) and is paid each time a building permit is taken out. Call the office for details: 770-926-0614. Once you are off and running, you have unlimited access to our designs in all design collections for a period of time as will be set forth in a written licensing agreement for the design plans. This includes new designs that will continually be provided for your use.

5. What about modifications to the plans? We will modify the plans for you to help you meet certain properties, zoning and market requirements. How much modifying just depends on your situation. There is no charge for modifications as long as you are paying the usage fees. All of our design collections have been registered with the U.S. Copyright Office and may NOT be modified by other designers or architects.

6. What about advertising? We provide professionally designed marketing templates free of charge for your use. It is your responsibility to have them printed. If you would like to pay to develop brochures, logos, websites, etc., you may, but some restrictions apply. The Lindy and Wills Design Group logos and disclaimers must be part of your marketing. 7. Why should I use your concept? Quite simply because they represent the best value, home design and flexibility for the money. Where else can you get unlimited access to plans, design flexibility with NO in-house architecture overhead?

8. How good are the profit margins on the sale of senior homes? Better than you think! Especially with a shortage of quality, traditional designs and a growing demand for housing.

10. What do your plans include? A cover sheet with a drawing index, all elevations, 3D roof overview, foundation layout, FF layout, SF layout (if applicable), cross-section, typical details, marketing templates.

11. Are your plans drawn to specific building codes? All of our designs are drawn to the 2000 C.A.B.O./ International Residential Code. Codes vary from area to area. It is ultimately the responsibility of the builder / contractor to ensure that the design meets or exceeds the applicable code in the area in which the house is to be built.

12. How do you measure square footage? Only heated floor space is included. The measurements are made from outside the exterior frame. Stairs are counted once. Walkways and overlooks in vaulted two-story areas are included in the square footage. Volume areas on the second floor are not counted.

13. Are the Macland Condos more efficient to build than standard single family plans? YES! Repetitively building the same plans helps you generate accurate cost estimates, master material lists, etc.

14. Are there any material price breaks for this type product? YES! Subcontractors and vendors will give you volume discounts to get your business. For example, security companies understand the importance of home security for the baby boomer market. Many companies will agree to install the security systems at their own cost allowing them to have the first chance of obtaining a monitoring contract with the homeowners.

15. Can I develop and build this product? Partnerships work very well for this type of product. For example, a likely partnership might consist of a builder, a developer and an investor.
