* Over the next few years, 50,000 people per year will be turning 55 (Atlanta area).

* More and more boomers want to retire where they have roots and are bucking the trend of moving to Florida and other areas.

* More boomers want to retire next to kids, grandkids, longtime churches, etc.

* The low volume builder can supply housing in this growing market by developing small pockets of land and leftover lots. This is usually ideal as it allows housing to be built next to existing hospitals and shopping.

* Baby boomers want to stay active and involved in their community. Many start their own businesses.
